HOA Documents

In a community with a Homeowners Association, the governing documents benefit everyone by outlining the terms and conditions, by-laws and rules and regulations for residents, tenants and guests to follow. At Timberlakes Homeowners Association of Sarasota, Inc. (Timberlakes), those documents give the responsibility and accountability for applying and interpreting the rules to the Board of Directors, which is elected by the homeowners.

In order to be a recognized homeowners association, the association must be a Florida corporation. To be official, the governing documents must be recorded with the Clerk of the County Court. The documents for The Loop can be found on this page.

Florida Statutes

Homeowners associations in the State of Florida are governed by two primary statutes, which can be found through the links below. As protection to Florida homeowner communities, all persons serving as directors are required to become certified in basic knowledge of the statutes as part of their fiduciary duty as a director.

Governing Documents

As a deed restricted community, all residents agreed to follow the governing documents when they purchased homes in Timberlakes. The four governing documents for The Loop include the Declaration of Covenants, Conditions and Restrictions (with Amendment 1), Association By-Laws and Association Articles of Incorporation.
